Engineering Company Tetra Tech Leaves Penn Plaza for the Garment District

Construction and engineering firm Tetra Tech has nailed down the lease for a new 60,000-square-foot office in the Garment District.

The construction management conglomerate is moving its subsidiary, Cosentini Associates, from Vornado Realty Trust (VNO)‘s 2 Penn Plaza to George Comfort & Sons498 Seventh Avenue. California-based Tetra Tech leased a portion of the 14th floor and all of the 15th floor at the 25-story building on the corner of West 37th Street, according to a release from the landlord. Asking rent in the deal was in the low $70s per square foot, per a spokeswoman for George Comfort & Sons. The length of the lease, which was first reported by The Real Deal, wasn’t disclosed.

Cosentini will relocate in early 2020.

CBRE’s Justin Aronson, Michael Liss, Christopher Mansfield and Adele Huang handled the transaction for the tenant and declined to comment via a spokeswoman. George Comfort & Sons was represented in-house by Andrew Conrad and Matt Coudert.

“We are pleased to have reached this agreement with Tetra Tech and welcome the esteemed professionals of Cosentini Associates to 498 Seventh Avenue,” said Peter Duncan, the president and CEO of George Comfort & Sons, in a statement. “As hands-on owners, we are constantly looking for ways to improve our buildings, and through our capital improvement program at 498 Seventh Avenue, we set out to create a more modern office environment and enhance the experience of our tenants.”

In 2017, 1199 SEIU Healthcare Workers East leased 580,000 square feet in the building, getting two private lobbies in the process. Trucking startup Transfix expanded by 30,000 square feet in the 960,000-square-foot property last year, and venture capital research firm CB Insights took 43,000 square feet as it relocated within the building last October.
