Schlesinger Takes Full Floor at SL Green’s 711 Third Avenue

reprintsMarketing research firm Schlesinger Associates has agreed to take 17,587 square feet of office space at SL Green Realty Corp.’s 711 Third Avenue in Midtown East, Commercial Observer has learned.
Schlesinger signed a 10-plus-year deal for the entire ninth floor at the 20-story, 500,000-square-foot building between East 44th and East 45th Streets, one block east of Grand Central Terminal. The company agreed to the lease late last month and is slated to move its New York City offices from L&B Realty Advisors’ 500 Fifth Avenue, near Bryant Park, next February.
Asking rent in the deal was $65 per square foot, according to sources with knowledge of the transaction. Michael Liss of CBRE represented Schlesinger in the transaction, while Howard Tenenbaum and Gary Rosen represented SL Green in-house.
In a press release announcing the deal provided to CO, Steven Durels, SL Green’s executive vice president and director of leasing and real property, said the landlord is “delighted to welcome Schlesinger Associates” to 711 Third Avenue, adding that the transaction pushes occupancy in the building to “95 percent leased.”
A CBRE spokeswoman did not immediately return a request for comment.
In March, digital business and printing services firm Ricoh USA expanded its office footprint at the property by 10,000 square feet, bringing Ricoh’s total space at 711 Third Avenue to more than 30,000 square feet.
Other tenants at the building include commercial real estate debt brokerage Ackman-Ziff Real Estate Group, which has its 19,000-square-foot headquarters there, as well as management consulting firm McKinsey & Company and law firm Goldberg Segalla.
