Harbor Fitness to Open 20K-SF Club at 3460 Nostrand Avenue in South Brooklyn

Harbor Fitness has signed a lease for its eighth location in Brooklyn, Commercial Observer has learned.

The Brooklyn-based fitness brand signed a 25-year, 20,000-square-foot lease at Gaama Partners3460 Nostrand Avenue, according to broker Augenbaum Realty. The space was divided evenly between the first floor and the lower level of the property in Sheepshead Bay, Brooklyn.

Asking rent for the space was $40 per square foot, according to the brokerage.

Josh Augenbaum of Augenbaum Realty represented both the landlord and tenant in the deal.

“This will service the Sheepshead Bay community fully with state-of-the-art equipment and knowledgeable staff like all Harbor Fitness locations have,” Augenbaum said in a statement.

Augenbaum has worked with Harbor Fitness before, helping the brand establish its 26,000-square-foot sixth location at 943 Kings Highway in Midwood, Brooklyn, in 2021. He said the relationship began with a cold call.

Harbor Fitness’ newest Sheepshead Bay club will also feature a 6,000-square-foot outdoor space. The fitness brand did not immediately respond to a request for comment.

The single-story property at 3460 Nostrand Avenue was previously owned and occupied by children’s ​​clothing, toys and accessories retailer S&D Kids, which has a remaining location at 1480 Rockaway Parkway in Canarsie.

The building was listed for sale in early August 2025. Gaama Partners, which shares a mailing address with Augenbaum Realty, bought it for $5.1 million on Sept. 1 of this year, according to property records. The Harbor Fitness lease was also signed Sept. 1, according to Augenbaum Realty.
