Knoll Expands by 12K SF in 1330 Avenue of the Americas

Furnishings giant Knoll will keep its offices at RXR Realty’s 1330 Avenue of the Americas and boost its presence to 60,000 square feet, the landlord confirmed.

Knoll inked a 10-year deal to renew its 48,000-square-foot offices in the 40-story Midtown tower between West 53rd and West 54th Streets and take another 12,000 square feet, the New York Post first reported. Asking rents in the building range from the mid-$80s to the mid-$90s per square foot, a spokesman for RXR said.

The company — which first moved into the 534,000-square-foot tower in 2012 — currently occupies the second and third floors of the property for its showroom and part of the fourth floor for its executive offices, according to RXR. 

Under the new deal, Kroll will expand its showroom to a portion of the fourth floor and move its offices to a chunk of the sixth and 11th floors, which it plans to move into immediately, the spokesman said.

RXR bought 1330 Avenue of the Americas from Candian pension fund Caisse de dépôt in 2010 for $400 million and scored a $285 million loan from DekaBank on it in January 2018, as Commercial Observer previously reported.

Other tenants in the property include law firm CKR Law, economic research firm Cornerstone Macro and Silvercrest Asset Management Group.
