The Learning Experience Opening First Staten Island Location in Lighthouse Point

The Learning Experience, an early education academy with hundreds of chains nationwide, has signed an 11,000-square-foot deal at Triangle EquitiesLighthouse Point development in the St. George section of Staten Island, Commercial Observer has learned.

The school and daycare facility will occupy a space on the ground floor of 35A Bay Street, and it will include an outdoor play area, according to information provided by the landlord. The developer declined to disclose the asking rent in the 15-year deal. And The Learning Experience has two five-year options to renew at the development, which is across from the St. George Ferry Terminal. The new location is expected to open in the fall.

“At The Learning Experience, we strategically choose center locations based on the opportunities to serve working families in need of quality early education and care for their children and to be a positive asset within the communities in which it operates,” Nick Vanella, executive vice president of real estate with The Learning Experience, said in a statement. “Lighthouse Point presented the ideal location for our continued expansion throughout the Northeast with a premier and convenient address in Staten Island.”

The Learning Center has 14 locations open or under development in New York City. It has more than 200 active centers in the country and roughly 100 under development.

Peter Botsaris of Botsaris Morris Realty Group handled the lease for Triangle Equities, while Michael Shafir of ComRealty Group brokered the deal for The Learning Experience.

The building being developed at 35A Bay Street, which is part of the first phase of the $250 million development Lighthouse Point, will rise 12 stories and include 115 units and 65,000 square feet of retail and office space. Alongside The Learning Experience, Spaces, the coworking company, has signed a lease in the building and grocery store Lighthouse Point Market as well, both as CO previously reported.

“With the addition of The Learning Experience to Lighthouse Point, we will be able to provide premium childcare and early education options for families who work or live in the St. George community, as well as the surrounding areas,” Lester Petracca, the president of Triangle Equities, said in prepared remarks. “A combined live, work and play environment has always been the vision for this development and The Learning Experience brings that vision closer to reality.”

The first phase also includes more than an acre of waterfront public space for outdoor concerts and other events and a 300-space parking garage. It is expected to be completed by the summer. The second phase, which should be finished by 2020, will feature a 175-room Westin Hotel, and a revamped United States Coast Guard building into restaurant, office and entertainment space.
