Artificial Intelligence Company Inks 17K-SF Deal in Union Square

Clarifai, a startup that builds artificial intelligence technology for image and video recognition, signed a 17,255-square-foot lease at SL Green Realty Corp.’s 215 Park Avenue South, Commercial Observer has learned.

The tech company will occupy the entire 10th floor of the 20-story building between East 17th and East 18th Streets. The asking rent in the four-year, three-month deal was $70 per square foot, according to information the landlord provided CO.

Clarifai is relocating from the third floor of 137 Varick Street between Spring Street and Vandam Street in mid-June.  

SL Green recently spent $1.6 million renovating 215 Park Avenue South’s lobby, adding new flooring, walls and lighting in December 2017. The landlord also upgraded the property’s elevator cabs and mechanicals.

The improvements help “attract and retain companies looking for the ideal combination of work environment, neighborhood amenities and location served by abundant public transportation,” Steven Durels, SL Green’s director of leasing, said in a prepared comment.

SL Green’s Howard Tenenbaum and Gary Rosen handled the deal for the landlord in-house, while Robert Tunis, Eric Ferriello and Sam Einhorn of Colliers (CIGI) International represented Clarifai. The brokers did not immediately respond to a request seeking comment via a spokeswoman.

Flexible office provider Industrious, which occupies the 12th floor of the 338,636-square-foot building, recently signed a deal for the 11th floor, as CO reported in February.

Other existing tenants in 215 Park Avenue South include architecture firm Perkins + Will, the American arm of Japan-based e-commerce company Rakuten USA and public relations company Global Strategy Group.
