Children’s Accessory Manufacturer Renews for Year at 34 West 33rd Street

reprintsToby Enterprises II, a children’s accessory company for newborns to pre-teens, has renewed its 5,130-square-foot lease at 34 West 33rd Street between Avenue of the Americas and Fifth Avenue, Commercial Observer has learned.
The company, which makes cold-weather accessories, hats and handbags, will remain in its 12th floor office for another year, according to a press release from Adams & Co., which represented both sides of the deal. Asking rent in the deal was $52 per square foot. It wasn’t immediately clear why the tenant signed such a short-term lease.
David Levy and Brett Maslin of Adams & Co. represented both the tenant and the landlord, Arcade Building Associates, in the deal.
Mr. Levy said via a spokesman that the company has been in the building for nearly 30 years. The company, which used the space for offices and a showroom, has an open, pre-war layout with common areas, he added.
In October 2015, Tous Les Jours Bakery signed a 7,619-square-foot direct lease in the retail portion of the building, as CO previously reported. The company had previously subleased its space at the building. A yet-to-be-named South Korean cosmetics store will also open in 3,413 square feet at the base of the property.
Tenants in the 185,923-square-foot office portion of the 12-story, 206,336-square-foot building have mostly specialized in childrenswear, as CO reported in August 2014. Five companies—Yoka Showroom, Babyvision, Mayra’s Collection, Babyfair and Ali’s Market—either renewed or signed new leases at the building in February 2015 for a total of 5,296 square feet, CO reported at the time.
