Law Firm Leaves Midtown South for FiDi

Lucas & Mercanti has signed a 10-year, 14,880-square-foot lease for the entire 21st floor at 30 Broad Street, Commercial Observer has learned.

The tenant is relocating from 475 Park Avenue South and will pay rent in the mid-$30s per square foot, according to data from CompStak. Think Passenger recently signed a 5,335-square-foot lease on part of the 43rd floor and will pay similar rents. Read More

Jay Suites Inks Another 21K at 1441 Broadway

Jay Suites has expanded its presence at its Times Square office, The Commercial Observer has learned.

The temporary office provider has been rapidly growing in recent years and the lease represents an expansion of a sixth office in the city. The company initially took a 21,711-square-foot office on the fifth floor of  LH Charney Associates‘ 1441 Broadway last summer and the new lease will take over the 3rd floor, adding 21,280 square feet. First Chinese Presbyterian Community Affairs Signs For 8,600 Square Feet at 30 Broad Street


First Chinese Presbyterian Community Affairs has signed a 10-year, 8,600-square-foot lease at 30 Broad Street in the Financial District.

Marc Shapses and Nancy Weinstein of Studley represented the tenant, a faith-based nonprofit organization. Richard Doolittle and John P. Howard of Murray Hill Properties represented the landlord, Gotham Realty Holdings. Asking rents were $34 per square foot.

First Chinese  will move into a a pre-built and fully furnished space in the 431,502-square-foot, 46-story Art Deco building located just 200 feet from the New York Stock Exchange. Neighboring tenants will include Skygroup Realty, a residential brokerage firm that last December signed for 2,340 square feet at 30 Broad Street. Read More

By Design Signs 21,711 SF at Leon Charney’s 1411 Broadway

By Design has signed a 21,711-square-foot lease at 1441 Broadway, a building owned by real estate tycoon Leon Charney.

The company takes a full floor in the building, in a space formerly occupied by Fifth and Pacific Companies (formerly Liz Claiborne Inc.), which will double as an office space and showroom.

“We’re glad to have them and we’ve almost backfilled all the space in the building – they’re a welcome addition,” said Bruce Block, Mr. Charney’s right hand man at L.H. Charney & Associates, the building ownership.  “They’re in the apparel and fashion industry and our building is predominately fashion.  They will be able to use some of the existing build-out space on the floor.” Read More

Skygroup Realty Takes 2,340 Square Feet at The New York Stock Exchange Building

Residential brokerage Skygroup Realty has signed a seven-year lease for 2,340 square feet in the The New York Stock Exchange Building at 30 Broad Street, The Commercial Observer has learned.

The firm relocated to the 26th floor of the building from its previous location at 350 Broadway.

“The tenant runs a successful brokerage firm downtown and they needed to expand into a prebuilt space ASAP,” said Daniel Lolai of Murray Hill Properties, who represented SkyGroup Realty.  “It was very important for them to have minimal downtime when moving so 30 broad was the perfect match… Skygroup Realty deserves it.  It’s a great firm with honest people and they are growing quickly.” Read More

The swimwear designer will be taking 10,100 square feet on the 8th floor of the building. The company is most known for their Miraclesuit which makes wearers appear slimmer.
