Financial technology firm Ramp has scaled up its 28-40 West 23rd Street operations for the second time this year.

The firm secured another 175,000 square feet at Williams Equities’ Flatiron District complex, Commercial Observer has learned. The long-term lease expansion comes on the heels of a 153,300-square-foot addition inked in March  — one of Manhattan’s largest first-quarter office deals.

Ramp’s footprint at the 12-story complex now totals 460,300 square feet across the entirety of the sixth through 12th floors.

The fintech firm was represented by CBRE’s Ryan Alexander, Jared Isaacson and Jeff Frenkel in the expansion deal, while Colliers’ Michael T. Cohen, Andrew Roos, Mac Roos, Rachel Kirkham and Jessica Verdi negotiated on behalf of ownership. Cohen and Andrew Roos are both principals at the family-owned Williams Equities, alongside Robert Getreu.

“Ramp’s commitment to 28-40 West 23rd Street reflects our continued investment in trophy-quality, prewar Midtown South assets that have attracted the city’s leading technology companies and consumer brands including Netflix and Dazn,” Cohen said in a statement to CO.

The exact term and asking rent for the transaction was not disclosed, but asking rents for Class B office space in Midtown South averaged $80.85 per square foot in the third quarter of 2026, according to Colliers.

The transaction marks Ramp’s third office expansion at 28-40 West 23rd Street since 2023, when it signed a 66,000-square-foot sublease with Microsoft. That deal doubled Ramp’s New York City footprint before converting into a direct, long-term lease in mid-2024. Just a few months later, the fintech firm signed on for a 66,000-square-feet expansion.

The 575,000-square-foot West 23rd Street complex spans two buildings between Fifth Avenue and Avenue of the Americas. The property is best known for its white cast-iron façade and for housing Midtown’s 120,000-square-foot Home Depot store. Other tenants include Estee Lauder brand Aramis and software company Legora.

The buildings currently enjoy full occupancy, according to the landlords, thanks to record leasing momentum in Midtown South. Recent improvements include upgraded lobbies, a renovated glass atrium and a new communal roof deck.

Spokespeople for Ramp and CBRE did not immediately respond to requests for comment.
