Two Trees Management has signed a deal with an artificial intelligence firm to more than double its office space on the Williamsburg, Brooklyn, waterfront, Commercial Observer has learned.
Data platform Minerva BI, which stands for business intelligence, expanded from 3,500 square feet on the third floor of the Refinery at Domino to 8,320 square feet on the 10th floor of the new-ish development, according to tenant broker Cushman & Wakefield.
Two Trees did not immediately disclose the asking rent or the length of the lease, but the average office asking rent for Williamsburg and Greenpoint was $65.08 per square foot in the third quarter of 2026, according to a report from Colliers.
“Minerva’s expansion at the Refinery reflects both the company’s impressive growth trajectory and the continued appeal of the building to like-minded innovative technology firms,” C&W’s Sam Hoffman, who represented the tenant, said in a statement. “There was significant interest from other expanding tenants within the building, so securing this space required us to move quickly and strategically. We were able to position Minerva ahead of competing demand and secure the additional space needed to support its next phase of growth.”
Two Trees had in-house representation in the transaction but did not immediately respond to a request for comment.
Other tenants in the revitalized Brooklyn sugar factory include event space operator Skylight, which expanded to 13,600 square feet in May, and AI-driven marketing support platform Mega, which signed a 3,926-square-foot lease in December 2025.
