Irish Arts Center Signs 4K-SF Lease at GFP’s 630 Ninth Avenue

GFP Real Estate has signed three new office deals at its Film Center Building in Hell’s Kitchen.
The largest of the leases at 630 Ninth Avenue was for the Irish Arts Center, known in the Hibernian tongue as An Claidheamh Soluis, which signed a three-year, 4,422-square-foot lease on the 14th floor of the building while its permanent location at 553 West 51st Street is redeveloped, according to GFP.
GFP did not disclose the asking rent for the building, but the average office asking rent in Midtown was $86.18 per square foot in the second quarter of 2026, according to a report from CBRE.
“These transactions reflect the diversity of organizations that continue to find a home at 630 Ninth Avenue, from arts and cultural institutions to creative businesses,” GFP’s Matthew Mandell, who represented the landlord in-house in all three deals, said in a statement. “Just as importantly, we’re seeing existing tenants choose to remain in the building while welcoming new organizations to the property, which speaks to the value, flexibility and location we are able to offer.”
Cameron Tuttle of Denham Wolf negotiated on behalf of the Irish Arts Center and did not immediately respond to a request for comment.
Meanwhile, theatrical management firm Thompson Turner Productions, also known as TT Partners, renewed its 3,715-square-foot lease on the 11th floor for five more years after first moving into the building in 2021.
Carri Lyon of Cushman & Wakefield brokered the deal on behalf of the tenant and did not immediately respond to a request for comment.
The smallest of the three deals was for the Climate Museum, which extended its 2,941-square-foot office on the 10th floor for one year. The nonprofit, which has been in the space since 2021, did not use any outside brokers in the transaction.
GFP has a tendency to fill its office properties with tenants taking smaller leases, and recent deals in the building between West 44th and West 45th streets fit that description.
In July, architecture firm Rock Architecture & Engineering signed a 3,835-square-foot expansion and extension at the property, while theater group ATG Entertainment doubled its footprint to 19,380 square feet in May.
