A residential and retail property owner has signed a deal to relocate its offices to the Paramount Building in Midtown.

Hubb NYC signed an 11,578-square-foot lease on the fifth floor of Levin Management Corporation and Rosemark Management’s 1501 Broadway in a move from Stawski Partners’ 579 Fifth Avenue, according to CBRE.

CBRE did not disclose the asking rent or the length of the lease, but average office asking rent in Midtown was $85.53 per square foot in the third quarter, according to a report from the brokerage.

“The recent activity at the Paramount Building demonstrates the property’s unique ability to attract a diverse range of office occupiers,” CBRE’s Ryan Alexander said in a statement. “With premier Times Square positioning, significant ownership investment, Class A prebuilt finishes and a growing amenity package, the building continues to resonate with today’s discerning tenants seeking high-quality space.”

Alexander represented the landlord alongside Sam Spillane, Graham Walter, Nicole Marshall and Jared Isaacson, while a separate CBRE team of Anthony Manginelli and Joe Fabrizi negotiated on behalf of Hubb NYC.

Other tenants in the building include pickleball club CityPickle, which signed a 37,000-square-foot lease in July 2025, as well as Martha Graham Dance Company, which took 30,000 square feet for a new headquarters in February 2025.
