Distyl AI Doubles Its 135 Madison Offices to 30K SF After Less Than a Year

Software development company Distyl AI has room to grow. 

The artificial intelligence-powered developer of operating systems for large companies has leased the entire ninth floor at 135 Madison Avenue in Manhattan’s NoMad neighborhood, according to building manager Koeppel Rosen, bringing the company’s total footprint to 30,076 square feet.

Distyl AI arrived at the Rosen family’s 13-story building in December 2025, Commercial Observer reported at the time, initially taking 15,038 square feet across the entire 10th floor. Asking rent for the recent expansion was $55 per square foot, and both leases run through January 2028, according to Crain’s New York Business, which first reported the lease. 

Koeppel Rosen’s Max Koeppel represented the Rosen family in the transaction, while Justin Pollner and Steven Rotter of Newmark negotiated on behalf of Distyl AI.

Distyl AI’s arrival at 135 Madison in December represented the company’s first office in New York City and second location overall, after establishing its headquarters at 55 Hawthorne Street in San Francisco in 2022. 

“We were pleased to work with Distyl AI to reconfigure and expand its footprint across two contiguous floors at 135 Madison Avenue,” Koeppel said in a statement. “We celebrate the company’s rapidly growing operations, which required additional office space.”

The office building on the corner of East 31st Street and Madison Avenue is also home to health care technology platform Courier Health, coworking firm WeWork, digital marketing firm Demand Growth Digital, e-commerce marketing company Mobikasa and event space provider Blender Workspace.

A spokesperson for Distyl AI did not immediately respond to a requests for comment.
