Immigration Law Firm Manifest Law Subleases 18K SF at 902 Broadway

The immigration attorneys at Manifest Law will be making some of their own moves, Commercial Observer has learned.
The law firm signed a 18,200-square-foot sublease at Koeppel Rosen’s 902 Broadway, where it will be taking over space previously occupied by Adaptive Security, according to tenant brokerage Nomad Group.
Asking rent for the space was $75 per square foot.
Manifest Law will move into the entire eighth floor nearly four months after the artificial intelligence-powered cybersecurity company firm signed a 51,220-square-foot sublease of its own from BarkBox at Silverstein Properties’ 120 Broadway.
902 Broadway spans the length of Broadway between East 20th and East 21st streets, between the landmark Flatiron Building and Union Square.
“Manifest’s move underscores Union Square and Flatiron’s emergence as a destination for ambitious AI companies committed to NYC and in-person collaboration,” Nomad’s Bill Janetschek, who represented Manifest Law alongside Nick Hein and Matthew DeRose, said in a statement. “Following its record-setting $60 million Series A, Manifest needed an HQ equal to its trajectory and a team capable of moving at its speed.”
Christopher Foerch and Zev Holzman of Savills handled negotiation on behalf of Adaptive Security, but did not immediately respond to a request for comment.
Manifest Law is relocating about five blocks from 333 Park Avenue South, according to Nomad Group.
Other recent deals signed at 902 Broadway were for law firm Fenwick & West, which expanded to 72,800 square feet across four floors in June, and real estate development firm Hudson Companies taking 18,200 square feet in March.
