reprintsCannella Pan, a furniture liquidation company, has signed a 9,030-square-foot lease at the Ammendale Commerce Center in Beltsville, Md.
The new lease brings the 56,000-square-foot property at 6415 Virginia Manor Road to full occupancy.
Cannella Pan, headquartered in Alexandria, Va., intends to use the single-story space for storage and as a Maryland and D.C. region logistics site.
Edge represented landlord CWI Limited Partnership in the lease.
“A wide-open high bay warehouse was important for their distribution,” Ken Fellows, a partner, advisory services at Edge, told Commercial Observer. “Cannella Pan was seeking a flexible and highly-functional warehouse/logistics building offering immediate connections to an international airport and major ports for the regular receipt of product.”
This building was immediately available and features easy access to a number of major highways, which will expedite deliveries and save money. The physical plant is in excellent condition due to a recent property upgrade, which contributed significantly to our leasing successes.”
Built in 1987, CWI Limited Partnership has owned the building since 1989 and did a full renovation in 2019. The property sits on a three-acre site, and includes nearly 25-foot ceiling heights, loading and dock doors and roughly 80 parking spots on a surrounding lot.
It’s located near both the Baltimore-Washington International Airport and the Port of Baltimore.
Joining Fellows on the deal was fellow partner, advisory services, Robert Pugh. Oyku Hanna of Verity Commercial represented the tenant.
