JBG SMITH’s Residential Towers Advance Near Amazon HQ2 in National Landing

JBG Smith (JBGS) has received final entitlement approvals from Arlington County to develop two new residential buildings totaling 758 units in National Landing, the Arlington, Va., home of Amazon (AMZN)’s HQ2.

Located at 2000 and 2001 South Bell Street, plans call for a 25-story building with 338 units and a 19-story building with 420 units. Additionally, there will be more than 22,000 square feet of ground-floor retail.

“The Arlington County Board’s support further validates our shared vision for a transformed National Landing,” Bryan Moll, JBG SMITH’s executive vice president, said in a release. “The development will add to the supply of residential units in the area as Virginia Tech expands its Innovation Campus, and Amazon continues to expand HQ2. We expect these additional apartments and new ground-floor retail options to further establish National Landing as a 24/7 destination.”

The design for 2000 South Bell Street includes a glass tower with a rooftop amenity space, and will offer views of National Landing and Washington’s monuments, per the statement. 2001 South Bell Street will likewise include rooftop amenity spaces, as well as a pool, and both buildings will feature fitness centers,  concierges, co-working spaces and dog-grooming stations.

JBG SMITH is seeking a LEED Gold certification for both buildings. The development company started demolition at the vacant buildings earlier this year, and construction is set to begin in early 2022.

As part of the county’s final approval, JBG SMITH will provide affordable housing units at less than 60 percent of area median income and will contribute at least $3.36 million to the Arlington County Affordable Housing Investment Fund, per the statement.

The buildings will be just one block from National Landing’s dining and retail amenities along Crystal Drive, the current Metro entrance, a planned new regional rail station, and an upcoming pedestrian bridge to Reagan National Airport.

Earlier this year, JBG SMITH began construction on two multifamily residential towers at 1900 Crystal Drive, which will total 808 units.
