Strategic Office Partners Acquires Thousand Oaks Office Campus for $41.3 Million

Harbor Associates and Blue Vista Capital Management almost doubled their money on the sale of the Conejo Corporate Campus to Strategic Office Partners in a $41.3 million deal that closed on May 29, according to a release. The joint venture purchased the former Amgen headquarters for $22.9 million in February 2018 from the Cusumano Real Estate Group, according to the San Fernando Valley Business Journal.

The two-building, 196,034-square-foot office campus located at 2380 and 2400 Conejo Spectrum Street in Thousand Oaks, Calif., was 50 percent leased when Harbor Associates and Blue Vista purchased the property and fully renovated it into a multi-tenanted Class A office building. It is currently fully leased, serving as a headquarters for Sage Publications as well as Atara Biotherapeutics, as Commercial Observer previously reported.

Kevin Shannon, Ken White, Sean Fulp, Scott Schumacher and Ryan Plummer of Newmark Knight Frank represented the sellers in the deal. Strategic Office Partners was self-represented.

“The Conejo Valley, and specifically Thousand Oaks, has experienced an explosion of new and expanding biotechnology firms in recent years, significantly reducing the available options for quality office and biotech-slash-R&D product,” Shannon said in the release.

Strategic Office Partners did not return a call for comment as of publication.
