Soho House Bringing Its Brand of Coworking to Dumbo, Brooklyn

Another coworking company is heading to New York City, this time setting up shop on the waterfront in Dumbo, Brooklyn.
Soho Works, a London-based company started by hotel and private-club chain Soho House, signed a 15-year lease for 50,000 square feet in the 10-story converted warehouse at 10 Jay Street, Crain’s New York Business first reported.
The company took parts of the ground floor along with the entire second and fifth floors of the building for its first location in New York City, and second in the country, according to a source with knowledge of the deal. Asking rents in the building, owned by Triangle Assets and Glacial Global Partners, range up to $100 per square foot and are among the priciest for offices in the borough, as Commercial Observer previously reported.
Howard Hersch, Sam Seiler and Brett Harvey of JLL (JLL) represented the landlord along with Glacier’s Yaniv Blumenfeld. JLL’s Michael Higgins handled it for the tenant.
Soho Works launched the first Soho House in 2015 with a 16,000-square-foot coworking space in London, The Evening Standard reported. The company recently inked a deal for another 85,000-square-foot location in London and plans to open an outpost in Los Angeles, according to The Evening Standard.
Earlier this year, Soho House opened its first Brooklyn location with the members-only Dumbo House nearby 10 Jay Street at 55 Water Street, The Bridge reported. Membership costs $2,100 per year at the Dumbo location.
Soho Works will join ad agency Translation and software company Nuxeo in the ODA New York-designed 10 Jay Street.
