Insomnia Cookies Takes Bite Out of Harlem With First Store in Nabe

reprintsBakery chain Insomnia Cookies has signed its first lease in Harlem, Commercial Observer has learned.
Insomnia Cookies signed a 10-year lease at 17 West 125th Street between Fifth Avenue and Malcolm X Boulevard, according to information provided by the landlord, Thor Equities. The asking rent for the 1,300-square-foot space (700-square-foot store at grade and 600 square feet for storage in the basement)—which will open in spring 2019—was $150 per square foot, a company spokesman indicated.
Kim Leone of Thor represented the landlord in-house and SRS Real Estate Partners’ Jay Gilbert and Jansen Hafen represented the tenant. The tenant’s brokers didn’t immediately respond to a request for comment.
Thor bought the five-story, 46,200-square-foot building in 2015 for $30.6 million, as CO reported at the time. It contains 49 rental units including 34 one-bedrooms, nine two-bedrooms, one three-bedroom and four studios. It features 9,000-plus square feet of retail space occupied by Harlem Wine & Spirits, Buffalo Boss and My Wellness Solutions.
