Trion Double Downs at Pacific Design Center With 10K SF Lease

Trion Properties has signed on for 10,000 square feet of office space at the Pacific Design Center’s Green Building, Commercial Observer has learned.

The private equity investment company, which acquires opportunistic real estate investments in select West Coast markets, is a long-time tenant at the PDC, maintaining 4,000 square footage of space at the Green Building since 2016. Trion will be expanding on the 8th floor of the Cesar Pelli-designed landmark in the first quarter of next year.

The new lease signed on Nov. 8 with an asking rent of $4 per square foot will more than double the firm’s space at the design center. With its signing, the Green Building is 80 percent occupied, with 40,000 square feet among its total 470,000 square feet remaining.

“We are glad that Trion has chosen the Green Building. We are impressed that its leaders, experts in West Coast real estate markets, boast a track record of more than $1 billion in transactions,” Marc Horowitz, senior vice president/national director of leasing for Cohen Brothers Realty Corporation, said in an official release. “We anticipate that the PDC’s dynamic, creative ambiance will continue to support Trion’s continuing success among the other innovative tenants in the building.”

Horowitz represented Cohen Brothers Realty, the owner of the property, in the lease negotiation. The cooperating broker was Matthew Perlmutter of CBRE.
