Discount retailer Ross Stores has signed a 115,000-square-foot lease in one of the largest recent office commitments in Downtown Los Angeles, Commercial Observer can first report.
The company will relocate its West Coast merchandising hub from Downtown’s central business district to about 110,000 square feet of creative office space and 5,000 square feet of exclusive rooftop space at the campus known as Row DTLA, according to the landlord, Atlas Capital Group. The new location will support Ross’ vendor collaboration and its ongoing nationwide retail expansion.
Downtown L.A.’s office market is still grappling with high vacancy and a long-running flight toward newer or highly amenitized space, typically in submarkets such as Century City. Rather than leaving Downtown altogether, Ross is shifting from a traditional CBD setting to a sprawling adaptive-reuse campus in Downtown’s Arts District and near the Fashion District.
“Finding the right space is about much more than square footage,” Wade Haddad, senior vice president of corporate properties at Ross, said in a statement.
The company more commonly known as Ross Dress for Less also deepens Row DTLA’s concentration of fashion and apparel tenants. Pistola Denim recently signed a 17,900-square-foot lease at the property for its creative team, relocating from warehouse and distribution space in Vernon just outside L.A. Also, Fashionphile leased 32,300 square feet last year for a flagship location combining retail, office, operations, authentication and storage functions.
Other fashion tenants at the complex include Adidas, Wilson and Revolve, which recently renewed a 48,000-square-foot lease.
Row DTLA spans 32 acres and occupies a collection of former industrial buildings dating to the 1920s Los Angeles Terminal Market. The campus was redeveloped and reopened in 2017, and now includes offices, restaurants, retailers, wellness operators and event space.
JLL’s Jaclyn Ward, Cassie Trosclair and Sarah Hancock represented Row DTLA, while CBRE’s John Zanetos and Kelli Snyder represented Ross.
