A U.K.-based digital communications firm has leased the third floor of a SoHo office building, Commercial Observer has learned.

Next Fifteen Communications Group, also known as Next 15, signed a 6,350-square-foot lease at Milkystar’s 78 Crosby Street, the same building occupied by betting platform Polymarket, according to landlord broker Judson CRE.

It will be the artificial intelligence-driven company’s first New York City office.

Judson CRE declined to disclose the length of the lease but said the asking rent in the space was $75 per square foot.

Nicholas Judson, Wendy McDonald and Crosby Matthews of Judson CRE negotiated on behalf of the landlord. Brandon DeGraff and Jimmy Giattino with Cushman & Wakefield represented the tenant when the deal closed in the last two weeks, but have since gone to work for JLL.

C&W declined to comment while JLL did not immediately respond to request for comment.

Polymarket moved into the SoHo building between Spring and Prince streets in 2023, occupying the fifth floor before expanding to 12,700 square feet on the fourth floor in August under its parent company, Blockratize. Both were founded by 28-year-old CEO and billionaire Shayne Coplan.
