The company behind the Grand Theft Auto and Bioshock video game series, Take-Two Interactive Software, has inked a 61,383-square-foot deal at the Durst Organization’s 1133 Avenue of the Americas, the landlord announced today.
The company will move its headquarters to the property between West 43rd and West 44th Streets, where it will occupy the entire second and third floors, according to a press release from Durst. Take-Two is also getting several perks as part of the 15-year deal: its own entrance on West 44th Street and a 7,000-square-foot outdoor space exclusively available to the company.
“They will have the benefit of being in a premier office tower in addition to creating a unique work environment for their employees through their private entrance on 44th Street and access to two landscaped terraces with stunning views of Bryant Park and Avenue of the Americas,” Durst President Jonathan “Jody” Durst said in prepared remarks.
Asking rent in the deal was $80 per square foot, according to a Durst spokesman.
David Rosenbloom and Maria Travlos of Cushman & Wakefield represented Take-Two, while Tom Bow, Rocco Romeo, Ashlea Aaron and Tanya Grimaldo of Durst represented the landlord in-house. Rosenbloom did not immediately return a request for comment via a spokesman.
While it wasn’t immediately clear when the video game company will relocate to the building, Take-Two will depart and downsize from 622 Broadway between East Houston and Bleecker Streets. The video game firm occupies 86,256 square feet at the Noho office, according to CoStar Group.
At 1133 Avenue of the Americas, Take-Two will lease the lower two floors long occupied by the Internal Revenue Service. The tax-related agency left the 1.1-million-square-foot building in September 2014, after occupying the lower eight floors for roughly 20 years. Durst renovated the space and has leased the bulk of it to financial giant ING and National Basketball Players Association, the athletic union.
