Mediterranean Concept to Replace Station Diner in Gowanus

A new Mediterranean-style restaurant will replace a 36-year-old diner in the Gowanus section of Brooklyn, Commercial Observer has learned.

Father-son duo Deib Deib and Malek Deib signed a 10-year lease for 2,200 square feet at 224 Fourth Avenue between Union and President Streets, which is currently occupied by neighborhood staple Station Diner.

The asking rent for the space was $11,000 a month, or about $120 per square foot, according to All Point Real Estate’s James Monteleone, who represented the landlord and tenant in the deal. The new restaurant will open towards the end of the year and will occupy the entire 1,100-square-foot ground floor and the 1,100-square-foot basement of the four-story building.

“Thanks to a partial rezoning a few years ago, this portion of Fourth Avenue is undergoing a dramatic change, with brand new developments including high-rise luxury condo and apartment buildings, as well as hotels,” Monteleone told CO via email. “In addition, we are seeing many new restaurants and franchises setting up shop. [The building at] 224 fourth Avenue is perfectly situated in the center of all this activity.”

Stavros Kouimanis, who founded the Station Diner and owns the building under an LLC called ASV Realty, is retiring and decided to shut the eatery; its last day of operation is Aug. 14.

Kouimanis opened the Station Diner in 1980 and remodeled it three times during the course of its history..

“It’s my time. I feel I’m ready,” Kouimanis said. “I’m not really sorry because this is my baby, but I think I’m [leaving] it in good hands.”

Malek Deib did not return a call for comment.
