Brooklyn Denim Co. is opening a new location in Greenpoint.
The denim retailer will take a 5,700-square-foot space at 39 Norman Avenue, adding a second shop to the original location at 85 North 3rd Street in Williamsburg. The retailer, which sells about two dozen higher end brands, has been rapidly growing in recent years.
“It has been extremely gratifying to play a part in the redevelopment of this area as a retail and entertainment destination in the evolving Greenpoint neighborhood,” said Vincent Lopez in a prepared statement.
Mr. Lopez was joined by his colleague Howard Darsi in representing both the tenant and the landlord, 39 Norman Avenue Realty LLC. The asking rent was requested in the $40s per square foot.
The lease fills up the 9,500-square-foot building which currently houses a 3,800-square-foot auto body shop. The lot sits across from the 24,000-square-foot Brooklyn Night Bazaar, a night market that was brought to the neighborhood last year by Kalmon Dolgin Affiliates.
“Kalmon Dolgin Affiliates has been extremely active in leasing former industrial spaces for higher and better use in emerging residential areas in Greenpoint, Williamsburg and throughout Brooklyn,” added Mr. Lopez.
The deal comes following several other retail leases in the area arranged by Kalmon Dolgin Affiliates. NYCPet.com recently took 2,500-square-feet at 298 Graham Street and Beacon’s Closet, a popular vintage clothing store, taking 7,500-square-feet at 74 Guernsey Street to relocate its flagship store in Greenpoint.
