This is a battle between nature, science and human psychology. There is no time frame. Many things end up taking much longer than we can initially imagine.

If you could go back in time to March of 2020, what’s the first thing you would do?

Invest in tech stocks, and buy more multifamily and industrial properties.

What do you do now that you never did before 2020?

Spend more time at home and outside of New York City.

What’s the biggest threat to the return to normal?

Hybrid work — at home and in-office.

Is now the time to buy or sell?

Depends on if you are a long-term or a short-term investor. If short-term, good to sell as taxes are going up. If you are long-term, sell only opportunistically — high ongoing investment appetite and limited supply will drive prices higher.

Suddenly, there’s a big change to the New York state constitution and you’re now named the 58th governor of the Empire State — what do you do about the eviction moratorium?

Change to strict need-based cases with clear application and approval requirements and limit to lower-rent apartments. The state should take unpaid rent receivables by assignment from owners.
