From college through retirement, you might never have to leave a Greystar property during your adult lifetime. 

The privately held global real estate company has irons in a lot of fires on a national and an international scale, with its rental housing portfolio amassing $79 billion in assets under management. The firm’s residential portfolio operates within the multifamily, student housing and active adult sectors.

“We can take care of somebody — through rental housing — throughout their life, from starting college, to renting their first apartment, or a single-family rental, and into a 55-and-over community,” CEO Bob Faith said. “That’s the nondiscretionary nature of housing.” 

Over the last year, Greystar has seen its residential portfolio grow both at home and abroad, with one standout on the international stage being its $500 million residential project on Gladstone Street in South Melbourne, Australia. Greystone topped out this building in August 2024, noting that it was the largest build-to-rent development in the state of Victoria. “The Gladstone is our first delivery down there,” Faith said. “It’s about 700 apartments spread over three towers with amazing amenities and strong sustainability features.” 

Some of the firm’s other international projects included the acquisition of a $1.05 billion, seven-asset student housing portfolio across Australia in Sydney, Melbourne, Brisbane, Adelaide and Canberra. Earlier this year, Greystar acquired three assets from Bain Capital, with an approximate value of nearly $350 million that expands the firm’s flexible living portfolio in Spain.

Back at home, Greystar does tend to focus more on traditional multifamily, but Faith said that the firm’s student housing portfolio has been performing well over the last year as Greystar continues to partner with different universities. 

Projects include new housing for the University of Texas law school, a new Penn State housing project, and a modular dorm project with the University of Mississippi in Oxford.

“On the student housing front there are a lot of different projects going on,” Faith said. “These universities can partner with us, with one of our institutional funds to come in and provide the housing. It’s a great way for universities to keep their capital focused on their core mission.”
