The Moinian Group does it all, but housing developments were its primary focus last year.

In fact, the firm’s “most notable” project in 2024 was its joint venture with BXP, BRP Companies and Urbane Development to build a $1.35 billion mixed-use project at Hudson Yards’ Site K, Joseph Moinian said.

The partnership, known as the Hudson Boulevard Collective, was awarded funding by Gov. Kathy Hochul and will create 1,349 residential units, including 404 “permanently affordable” homes, at 418 11th Avenue. Moinian said the development will deliver “much-needed housing” to address New York City’s housing crisis.

In addition to the rights to Site K, the firm topped out the residential and hotel components of 7 Platt in the Financial District, which comprises a 38-story, 250,000-square-foot luxury residential development with 250 units, as well as a 172-key hotel with amenities that include event spaces and fitness rooms. The project is set to reach completion in the first quarter of 2026.

“The Moinian Group remains bullish on Downtown Manhattan and Brooklyn, two prime New York City neighborhoods that have and will continue to experience exponential growth over the coming years,” Moinian said.

In Brooklyn last year, Moinian launched leasing at the 320-unit residential component of the historic Empire State Dairy Company Building at 2840 Atlantic Avenue in Cypress Hills, and it also began leasing at the Aurelia, a 13-story, 171-unit, mixed-income residential building at 1640 Flatbush Avenue in Flatbush.

Beyond its multifamily projects, Moinian also saw “exceptional leasing momentum” across its Manhattan office portfolio in 2024. It boasted 107,000 square feet of new leases and renewals at its properties, which include 3 Columbus Circle, 535-545 Fifth Avenue, 245 Fifth Avenue and a seven-building portfolio in the Flatiron District.

As for office-to-residential conversions, Moinian is working on a major project at 17 Battery Place called 1 West, which will be turned into a 389,000-square-foot, 345-unit apartment tower.

This year, the firm plans to “continue advancing its ongoing projects” and “embark on bringing new projects into development” across its assets, Moinian said.
