Michael Hackman’s Hackman Capital Partners is perhaps the most active and fastest-growing firm in the Los Angeles area, with an industry-leading portfolio of content creation space.
Acting with joint venture partner Square Mile Capital Management, HCP filed plans for a $1.25 billion redevelopment of Television City in L.A.’s Fairfax District.
That would surely be the highlight if it weren’t for recent rumors about the joint venture bidding $1.8 billion for the 40-acre CBS Studio Center in Studio City. The property features 18 sound stages, 18 office buildings and 20 bungalows with approximately 210,000 square feet of production office space.
Hackman and Square Mile started 2021 with a bang, taking management control of the fully leased Raleigh Studios in the heart of Hollywood. About a week later, Hackman announced that it acquired Sony Pictures Animation campus in the company’s hometown of Culver City.
Hackman and Square Mile are also growing significantly outside of Los Angeles. That includes the 2020 acquisitions of Silvercup Studios in New York, New Orleans and London. And, this year, the venture acquired Kaufman Astoria Studios in Queens with 11 sound stages and more than 325,000 square feet of office space. Apple recently signed a 90,000-square-foot lease to open a soundstage for its streaming service Apple TV+ at the property. Abroad, Hackman and Square Mile acquired Wardpark Film and Television Studios in Cumbernauld, Scotland.
Hackman also runs an impressive office portfolio, which started with The Culver Steps, home to Amazon Studios. That development opened in 2019. The firm now manages more than 35 million square feet of space spread over more than 400 properties.
This year, too, Hackman opened its big prized creative office conversion of the former Northrop Grumman industrial property in El Segundo, featuring Beyond Meat, which signed a 12-year lease to move its headquarters into 280,000 square feet. L’Oréal USA also signed for more than 100,000 square feet at the same campus. — G.C.
