When the office market was in a depressed state entering 2021, one deal stood out early in the year as a sign of hope for recovery. JLL (JLL)’s Gary Horwitz led the team representing Beyond Meat — a fast-growing plant-based food company — in a major lease at one of the more highly anticipated developments in Los Angeles.

The company signed a 12-year deal to occupy about 280,000 square feet and move its headquarters to Hackman Capital Partners’ new prized campus in El Segundo. It became the biggest lease in the county for the first quarter. 

The Gensler-designed property was previously a manufacturing facility for aerospace and defense technology company Northrop Grumman, but, like many industrial properties in the burgeoning enclave, it was converted to meet the surging demand for office space. And it was the latest feather in Horwitz’s cap after almost three decades in corporate real estate.

“2021 turned out to be a very active year for our team, as our clients established plans for the timing of their reentry to their offices and desired footprint,” Horwitz said. “We expect similar leasing velocity to continue in 2022 as companies continue to focus on opportunities related to their overall occupancy costs.”

Bill Fishel is co-head of the Los Angeles office for the JLL’s capital markets team, which helped another new-age food company with its new headquarters. JLL represented The Luzzatto Company in securing funds for the construction of a 94,082-square-foot office that will serve as the new headquarters for the salad chain Sweetgreen. Fishel joined JLL as part of the HFF acquisition, and has closed more than $10 billion in activity in his more than a decade of experience. 

Meanwhile, Mark Detmer leads JLL’s industrial group in the Western U.S. as the region experiences unrelenting demand for warehousing and logistics space. Detmer has sold more than $10 billion of real estate that spans more than 100 million square feet. He previously worked at Cushman & Wakefield and was most recently a senior vice president for Trammell Crow before joining JLL. — G.C.
