GFP Real Estate’s 630 Ninth Avenue has a new office tenant.

Fuel Cycle, an artificial intelligence-powered platform that helps businesses gather consumer insights and conduct market research, has signed a new lease for 3,354 square feet on the seventh floor of the office property, also known as the Film Center Building.

The tenant had previously been occupying the space as a subtenant, and has now entered into a direct lease agreement with GFP.

Fuel Cycle’s LinkedIn profile lists a previous address at 205 East 42nd Street. Fuel Cycle did not immediately respond to Commercial Observer’s request for comment.

The asking rent and the length of the lease were not disclosed. The average asking rent for office space in Midtown Manhattan was $85.08 per square foot during the third quarter of 2026, according to Colliers data.

William Janetschek from Nomad Group represented Fuel Cycle. Janetschek did not immediately respond to a request for comment.

Additionally, Napkin Office Inc., which operates as the executive and administrative unit for restaurant group Chef Driven Hospitality, has extended its 3,361-square-foot lease across 630 Ninth Avenue’s eighth floor through July 2033, GFP said. The restaurant group, which runs several Hell’s Kitchen spots — including Marseille, Schmackary’s and 5 Napkin Burger — has been a tenant in the building since 2011.

The tenant, which did not immediately respond to CO’s request for comment, worked directly with GFP on this deal. Matthew Mandell, senior managing director of GFP Real Estate, represented GFP in-house in both leases.

“Chef Driven Hospitality has a long-standing presence in Hell’s Kitchen, with three restaurants in our building and several others nearby, so keeping its offices at the Film Center Building makes a great deal of sense,” Mandell said in a statement. “It’s exactly the type of established neighborhood business we value as a tenant. At the same time, Fuel Cycle’s decision to remain in the building and enter into a direct lease reflects the continued appeal of the property to a diverse range of businesses.”

Built in 1929, 630 Ninth Avenue is also home to architecture firm Rock Architecture & Engineering, live entertainment producer ATG Entertainment and government advisory committee Manhattan Community Board 4.
