Qube Inks 52K-SF Deal at Related and Oxford’s 70 Hudson Yards Development

Related Companies and Oxford Properties’ 70 Hudson Yards — a roughly 1.4 million-square-foot office tower that won’t be complete until 2028 — has secured another office tenant, Commercial Observer has learned.

Qube, a global investment manager, has agreed to lease 52,000 square feet at the planned 52-story office building currently under development in Manhattan’s Hudson Yards, according to a source with knowledge of the deal and confirmed by Avison Young’s third-quarter Manhattan office report.

The length of the lease and the asking rent were unclear, but Avison Young’s report found office asking rents in Hudson Yards averaged $117.66 per square foot during the third quarter of 2026.

It’s also unclear who brokered the deal. Spokespeople for Related, Oxford, Avison Young and Qube did not immediately respond to requests for comment.

Qube currently has a New York City office listed across the street at 50 Hudson Yards and will likely relocate once the new 70 Hudson Yards tower is complete.

News of the Qube deal comes after financial advisory firm Deloitte signed a lease in April 2025 to anchor 70 Hudson Yards with 800,000 square feet, as CO previously reported. That deal was signed long before the planned tower between West 35th and West 36th streets broke ground in June 2025.

Deloitte will consolidate its current offices — including its current HQ at 30 Rockefeller Plaza — into its new space at 70 Hudson Yards. Once complete, the new tower will feature event spaces, private dining areas, a podcast studio and an 8,000-square-foot terrace.

Related and Oxford’s megaproject in Hudson Yards, designed by Roger Ferris + Partners and Gensler, is planned as New York City’s first zero-carbon-emission skyscraper and represents one of the largest ground-up office developments in the U.S. since the COVID pandemic.

It joins a roster of ambitious office developments going up in Manhattan.

In October, J.P. Morgan Chase opened its new headquarters building at 270 Park Avenue. The $4 billion project stands 60 stories tall and spans 2.5 million square feet.

BXP also just secured a $1.2 billion construction loan to build its 930,000-square-foot office tower development at 343 Madison Avenue, which is set to stand 46 stories tall and complete construction in 2029.

And, in May, SL Green Realty and Mori Building Company announced they would form a joint venture to develop a new 46-story, 850,000-square-foot office tower right next door to BXP’s project at 346 Madison Avenue.

And you can’t forget Silverstein Properties’ 2 World Trade Center, which finalized a nearly 2 million-square-foot office deal with American Express in February.
