Billionaire Josh Harris’s Firm Moving to New Miami Design District Dev

Developer Craig Robins has signed up office tenants at the newest development within the Miami Design District luxury mall, including the private equity firm of billionaire Josh Harris, who co-founded financial behemoth Apollo Global Management and owns the Washington Commanders NFL team.
In the biggest transaction, Atria Health Research signed a 55,000-square-foot lease at the Sweetbird North mixed-use development. The company, which offers medical concierge services, charges a $60,000 annual membership fee after a one-time $100,000 initiation fee. It will occupy the third, fourth, and fifth floors of the eight-story development.
Sweetbird North broke ground Wednesday after securing a $125 million construction loan from French bank Crédit Agricole last month. Construction is expected to be complete in 2028.
The 120,000-square-foot development, which includes 92,000 square feet of office space and 22,500 square feet of ground-floor retail space, abuts the Museum Garage at 95 Northeast 40th Street, across the street from Alo and Alice + Olivia stores.
The sponsors of the project designed by world-renowned Snøhetta include the original backers of the 18-block mall, Miami Design District Associates: Robins’s Miami-based Dracra, LVMH-backed L Catterton Real Estate and Bernard Arnault’s family office.
New York-based private equity firm Raycliff Capital, another sponsor of Sweetbird North, will be taking a floor at the development.
26North Partners, the firm Harris founded in 2022 after stepping down from Apollo Global Management, will take another floor. The New York-based private equity firm was previously based at 404 Washington Avenue, an eight-story, mixed-use building in Miami Beach.
Sweetbird North is part of a broader expansion at the Miami Design District, which has become a popular luxury mall home to Prada, Chanel and Hermes boutiques.
The partners have unveiled plans for a 25-story condo tower and a 12-story hotel, branded by luxury hotel Fouquet’s and designed by Pritzker Prize winner David Chipperfield, which has yet to break ground.
