Burlington Stores Inks 32K SF at Brooklyn Navy Yard’s Admirals Row Campus

Burlington Stores is coming to the Brooklyn Navy Yard.
The retailer formerly known as Burlington Coat Factory signed a 31,717-square-foot retail lease at 25 Navy Street, according to city records filed Tuesday evening.
The vacant two-story development between Sands Street and Flushing Avenue borders the Wegmans-anchored shopping center at Admiral’s Row, an 8-acre mixed-use campus developed by Doug Steiner’s development arm, Steiner NYC.
Burlington’s Navy Street lease spans an 11,385-square-foot portion of ground-floor space and the entire 20,332-square-foot second floor. Its upcoming occupancy at the under-construction building leaves 7,000 square feet still available, according to marketing materials.
Steiner said in a statement to Commercial Observer that Steiner NYC is “thrilled to welcome Burlington.”
“They’re a fantastic off-price retailer,” Steiner said. “Opening is planned for fall 2027.”
Ripco Real Estate’s Jason Pennington and Ben Weiner represented Steiner in the deal, which carries a 10-year term with options to renew. Cliff Simon of CNS Real Estate negotiated on behalf of Burlington.
Asking rent was not disclosed, but asking rents along nearby shopping corridors in Downtown Brooklyn averaged $190 per square foot in the first half of 2025, according to the most recent Brooklyn retail data available from the Real Estate Board of New York.
Burlington has had a busy 18 months. The company took over 45 leases from bankrupt fabric retailer Joann in May 2025, including at 535 Fifth Avenue in Manhattan. It leased another 43,000-square-foot space at the planned 72-22 Broadway development in Jackson Heights, Queens, in October 2025, and recently opened its doors at 54-23 Myrtle Avenue, part of an embattled mixed-use tower development in Queens’ Ridgewood neighborhood.
Burlington’s newest set of neighbors in the Brooklyn Navy yards include New York City’s first 75,000-square-foot Wegmans supermarket, as well as urgent care clinic City MD, a Wells Fargo branch and liquor store Fresh Direct Wines and Spirits. The shopping center also offers 250 parking spaces and an on-site garage.
Located one block east of the Brooklyn-Queens Expressway and near the Brooklyn Bridge, Admiral’s Row was the shining achievement of Steiner’s efforts to redevelop the Brooklyn Navy Yard. In addition to retail spaces, Steiner NYC paved the way for more than 350,000 square feet of light industrial and office space, which is leased to the Brooklyn Navy Yard Development Corporation. The developer’s Steiner Studios, a 580,000-square-foot film production facility, is on the other end of the former shipyard.
Steiner NYC continues to expand its footprint in northwest Brooklyn, most recently acquiring the Hub, Downtown Brooklyn’s 55-story residential tower, for $419 million in March 2025.
