Nomic AI Inks 5K-SF Deal at 99 University Place Near Union Square
The deal is one of four new leases signed at the office building

Four tenants have signed office deals adding up to 15,593 square feet at a 10-story office building near Manhattan’s Union Square, Commercial Observer has learned.
Design software firm Nomic AI, therapy space provider Therapeutic Alliance Suites and construction systems developer T Moriarty & Son each signed 4,890-square-foot leases across full floors of Bijan Nassi’s 99 University Place, according to landlord broker Noah & Co.
Asking rent in the building is $55 per square foot, Noah & Co. said.
“The velocity at 99 University speaks to the demand we’re seeing for the relatively limited supply of true office buildings remaining in Greenwich Village,” Benjamin Blumenthal of Noah & Co., who represented the landlord alongside Rachel Fox, said in a statement. “There are only so many buildings in the neighborhood that combine a great location with authentic character, high ceilings, natural light and manageable full-floor footprints. When those spaces are positioned properly and brought to the market with real attention, tenants respond quickly.”
Eddie Sisca and Taylor Walker of CBRE negotiated on behalf of Nomic AI in its lease for the entire 10th floor. CBRE did not immediately respond to a request for comment.
Drew Silvester of Colliers, who represented Therapeutic Alliance Suites in its sixth-floor transaction, did not immediately respond to a request for comment.
Todd Korren and Noah Caspi of Lee & Associates NYC handled the transaction for T Moriarty & Son in its negotiations for the fifth-floor space. Lee & Associates did not immediately respond to a request for comment.
The smallest of the four leases was for alternative asset management firm BSQ Capital Partners, which will occupy a 923-square-foot space on the property’s second floor.
