Watch Brand Fossil Renews 15K-SF Showroom Lease at 366 Fifth Avenue

A well-known watch brand is renewing its Midtown showroom, Commercial Observer has learned.

Fossil, which sells affordable watches and accessories, has signed a renewal for the 14,786 square feet it occupies on the entire second floor of Joseph P. Day Realty’s 366 Fifth Avenue along East 35th Street, according to tenant broker CBRE.

Asking rent and the length of the renewal were not immediately disclosed, but the average asking rent for Midtown office in the second quarter of 2026 was $86.18 per square foot, according to a report from CBRE.

“This lease renewal highlights the enduring appeal of well-positioned showroom space along Fifth Avenue and underscores Fossil’s longstanding commitment to a location that has served its showroom operations for more than two decades,” CBRE’s Paul Walker, who negotiated on behalf of Fossil, said in a statement. “Fossil has occupied the space for approximately 25 years, making the location an integral part of the brand’s presence in New York’s accessory and fashion marketplace.”

Michael Joseph and Aiden Campbell of Colliers represented the landlord in the transaction, but did not immediately respond to a request for comment.

Other tenants in the building include fashion wholesaler Amiee Lynn, which also renewed its 29,000-square-foot lease in January and has been in the building since 2005, as well as leather goods wholesaler Mundi Westport Group, which took 10,800 square feet in April 2024. Fossil’s second-floor showroom sits atop Nature Republic, a Korea-based skin-care and makeup store.
