Alliance for Downtown New York Inks 14K SF at 42 Broadway

Nonprofit group Alliance For Downtown New York has expanded its Lower Manhattan footprint to 42 Broadway.

The Downtown Alliance, which manages the area’s business improvement district, secured a 14,420-square-foot lease at the Financial District tower, according to a recent CBRE office market report.

The Downtown Alliance plans to relocate its operations division to the 22-story office building, a spokesperson for the nonprofit told CO. The nonprofit’s corporate headquarters remain housed roughly three blocks north at Silverstein Properties120 Broadway.

JLL’s John Wheeler and his team at JLL represented the tenant in the negotiations. A spokesperson for the team did not respond immediately to a request for comment. 

The lease terms were not disclosed, but office asking rents in Lower Manhattan averaged $61.91 per square foot in July, according to the CBRE report.

A spokesperson for the landlord, Avi Schron‘s Cammeby’s International Group, confirmed the recent transaction to CO, adding that the space is still under construction. It was not immediately clear whether Cammeby’s International Group worked with any outside brokers. 

Cammeby’s 42 Broadway is located near the intersection of Broadway and Morris Street. Appellate service organization Office of the Appellate Defender relocated there in November, joining a tenant roster that includes office suite provider TKO Suites, chiropractor Prestige Health and Wellness, dental practice DDS Group and cafe Gregorys Coffee.
