Private Equity Firm OceanSound Expands to 32K SF at SL Green’s 450 Park Avenue

New York-based private equity group OceanSound Partners has expanded by more than 10,000 square feet at SL Green Realty’s 450 Park Avenue office tower in Midtown.

A new five-year lease secured OceanSound 32,032 square feet across the entire eighth, 22nd and 23rd floors of the office tower at the corner of Park Avenue and East 57th Street, according to SL Green. OceanSound previously subleased 21,640 square feet across the 22nd and 23rd floors.

SavillsJohn Johnson represented OceanSound in the deal, while CBRE’s Paul Amrich, Neil King, Alex D’Amario, Matthew Dichter and Brooke Dewing negotiated on behalf of SL Green.

The exact rent terms of the lease were not disclosed, but asking rent in the building was $170 per square foot as of March, Commercial Observer previously reported

SL Green acquired the Midtown building in April 2022 from Oxford Properties and Crown Acquisitions for $445 million. Steven Durels, SL Green’s director of leasing and real property, said in a statement that the landlord’s recent renovation work inside the building has served to attract tenants looking for “upscale amenities at a luxury location.”

Investment advisory services firm Steadfast Financial, OceanSound’s downstairs neighbor, is also a tenant on the 20th and 21st floors. Other prominent tenants in the building include Brazilian bank Banco Bradesco, British-American hedge fund Blue Crest Capital Management, alternative credit platform Willow Tree Credit Partners and principal investing firm Garnett Station Partners

The tower’s flashiest tenant, however, resides on the ground floor, where luxury British sports car brand Aston Martin opened its showroom in 2023.

Spokespeople for Savills and CBRE did not immediately respond to requests for comment.
