Design firm Twelve has upped its Brooklyn office headquarters by twofold.
Twelve inked a 7,000-square-foot lease expansion at Dumbo’s 45 Main Street, according to a spokesperson for landlord Two Trees Management. The deal doubles Twelve’s office footprint to 14,000 square feet, spanning part of the 12-story office building’s sixth floor.
The seven-year lease carried an asking rent of $52 per square foot. Crain’s New York first reported on the deal.
Twelve, founded in 2005, produces merchandise and packaging for brands, and names Dior and the New York Times among its clients. In addition to its Dumbo base, the firm maintains global offices in Paris, London, Hong Kong and Shenzhen.
Twelve did not work with a broker on the expansion. Two Trees was represented in-house by Alyssa Zahler and Elizabeth Bueno.
“Twelve’s decision to double its footprint in Dumbo is a testament to the enduring appeal of the neighborhood as a home for creative businesses,” Bueno said in a statement.
Prior to its decade-plus tenure at 45 Main Street, Twelve spent three years at Two Trees’ 55 Washington Street, located just around the corner. The firm arrived at Main Street in 2015 and increased its footprint there multiple times, according to Two Trees. Twelve’s move into another 7,000 square feet is expected to take place in the first quarter of 2027.
“Doubling our space gives our incredible team more room to collaborate and spread their wings,” Katie Conovitz, founder and CEO of Twelve, said in a statement. “Equally important, the expansion allows us to continue hosting our incredible clients, with the ambition that each one leaves feeling inspired and energized.”
The 476,000-square-foot office building on Main Street between Front and Water streets hosts a roster of design studios and other creative firms, including recent arrivals Church Edit, a film editing services collective, and Think! Architecture + Design. Architecture firm Bjarke Ingels Group renewed its 50,000-square-foot lease in the building late last year.
