Health Care Investment Firm Lorient Inks 6K-SF lease at Durst’s 825 Third Avenue

Lorient, an investment firm focused on health care, will open its first New York City office at the Durst Organization‘s 825 Third Avenue in Midtown East, Commercial Observer has learned. 

The Miami-based investment firm signed a 5,556-square-foot lease at the 40-story office tower, according to Durst.

The length of the lease and the asking rent were not disclosed, but the average asking rent for Class A office space in Midtown was $85.08 per square foot during the third quarter of 2026, according to Colliers data. 

It’s unclear whether Lorient has already moved in, but Durst said the firm has leased a “DurstReady suite,” which is prebuilt space that comes fully furnished and equipped for immediate occupancy. 

“We are grateful Lorient selected 825 Third Avenue for the firm’s expansion into New York City,”  Jody Durst, president of the Durst Organization, said in a statement. “[It’s] a testament to the major investment Durst made in the building with top-tier amenities, modern workspaces and an ideal location in Midtown.” 

Durst was represented in-house by Tom Bow, Ashlea Aaron, Sayo Kamara and Bailey Caliban. Lorient was represented by Dennis Someck and Justin Myers from Lee & Associates. Someck and Myers did not immediately respond to CO’s request for comment. 

Lorient was founded in 2015 and has two other offices in Miami and Birmingham, Mich.

“Opening our first New York office represents an important next step in Lorient’s continued growth,” David Berman, managing partner and co-founder of Lorient, said in a statement. “Establishing a permanent presence in New York gives us additional capacity to grow our platform while preserving the hands-on, operationally intensive model that has defined Lorient from the beginning.”

Built in 1969, 825 Third Avenue recently underwent a $150 million renovation that modernized the property and brought new tenant amenities, including a 6,000-square-foot wrap-around terrace, as well as a cafe and wine bar, a lounge, and conference space. 

Other tenants at the building, at the corner of Third Avenue and East 50th Street, include Japanese insurance group Tokio, law firm Slarskey and private investment firm Haven Capital.
