Prologis Buys JFK Airport Warehouse From Wildflower for $49M

Prologis is taking control of a last-mile logistics facility near Queens’ John F. Kennedy International Airport

The real estate investment trust (REIT), using the entity Prologis Exchange NY 2000, has purchased the 116,725-square-foot warehouse at 153-44 South Conduit Avenue, also known as the JFK Conduit Logistics Center, from Adam Gordon’s Wildflower for $49 million, according to city records made public Wednesday.

Aaron Rosdal, senior vice president of acquisitions and dispositions at Prologis, signed the deal for the buyer, while Gordon signed for the seller, which used the LLC WF Industrial VI, records show.

It’s unclear who brokered the deal. Spokespeople for Prologis and Wildflower did not immediately respond to requests for comment.

Wildflower bought the warehouse in 2020 for an undisclosed amount. News of the recent sale comes after the industrial developer refinanced the JFK property with a $48.1 million bridge loan from Barings in June 2025, as Commercial Observer previously reported.

The warehouse along JFK Expressway opened in 2023 and is currently occupied by portable toilet supplier Luxury Portable Toilet Rentals of New York and home inspection service Dry as a Bone. The property includes 61,425 square feet of storage space and a 55,300-square-foot underground parking garage.

It’s unclear why Wildflower decided to offload the property, but this isn’t its first industrial sale in Queens this year.

In February, Wildflower sold the 245,337-square-foot warehouse at 28-10 Whitestone Expressway in College Point to Terreno Realty for $92 million, just one year after Gordon paid $35 million for the property.

Meanwhile, Prologis continues to add to its ever-growing industrial portfolio, most recently with hefty acquisitions in South Florida.
