Cohen Brothers Closes Nearly 96K SF in Leases at West Hollywood’s Pacific Design Center

Cohen Brothers Realty Corporation of California has signed seven leases totaling nearly 96,000 square feet at the Pacific Design Center’s Red Building in West Hollywood, Calif., Commercial Observer can first report. The deals add or retain beauty, fashion and technology tenants at the 400,000-square-foot creative office building that is part of the larger 1.6 million-square-foot campus at Melrose Avenue and San Vicente Boulevard. 

Beauty incubator and distribution platform SuperOrdinary signed the largest new lease for 25,000 square feet. Marc Bretter of Maywood Property Group represented the tenant, while Marc Horowitz of Cohen Brothers represented the landlord. 

Hourglass Cosmetics, a luxury makeup brand owned by Unilever Prestige, signed a new six-year lease for 18,500 square feet, while Tracee Ellis Ross’s hair care company Pattern Beauty took 7,800 square feet on a six-year term. Australian fashion retailer Princess Polly also signed a new six-and-a-half-year lease for 11,500 square feet, and vintage designer boutique Lily et Cie signed an eight-year lease for 8,500 square feet.

LGBTQ dating and social networking company Grindr renewed its 14,500-square-foot headquarters, and British fashion label AllSaints renewed a 10,020-square-foot space for four years.

“The continued demand we’re seeing at the Red Building, from beauty and fashion brands to technology companies, speaks to the strength of the Pacific Design Center as a creative hub,” Charles Cohen, president and CEO of Cohen Brothers Realty, said in a statement. 

Designed by late architect Cesar Pelli and completed in 2012, the Red Building joined the 750,000-square-foot Blue Building, completed in 1975, and the 450,000-square-foot Green Building, completed in 1988. Cohen Brothers has owned and managed the campus since 1999.
