AJ Capital Partners secured a round of financing for one of its hospitality properties in New Jersey, Commercial Observer has learned.
GreenOak (formerly BGO) originated a $52 million loan for the 180-room hotel in Princeton, N.J., known as the Graduate by Hilton Princeton, according to sources familiar with the deal. The hotel property at 10 Chambers Street sits directly across from Princeton University.
The financing comes with a three-year term and two 12-month extension options, the source said.
CBRE’s Tom Rugg, Tom Traynor and Henry Fenmore arranged the financing, but the brokerage declined to comment.
GreenOak and AJ Capital did not immediately respond to requests for comment.
The hotel, which opened in 2024, is part of AJ Capital’s line of 33 properties known as Graduate Hotels that are near major higher education facilities in both the U.S. and U.K.
The Nashville-based real estate firm owns hospitality properties all over the globe, including Wedgewood Village south of Downtown Nashville in the famous music city, as well as Marine & Lawn Golf Hotels, which operates Marine & Lawn Rusacks in St. Andrews, Scotland.
The Princeton deal closed on the heels of AJ Capital landing a $62.5 million loan in late August from Peachtree Group to refinance its Graduate by Hilton Nashville hotel property near Vanderbilt University, CO first reported at the time.
