Investment Group Alpine Global Management Renews Office at 140 Broadway

Alpine Global Management has renewed its 6,809-square-foot office at Union Investment’s 140 Broadway, Commercial Observer has learned. 

An investment firm focusing on global market trading, Alpine will remain on the 38th floor of the 51-story building between Cedar and Liberty streets. The exact lease term is unknown. The asking rent was approximately $70 per square foot.

“The substantial capital improvement program that ownership is in the process of completing was one of the many reasons Alpine decided to renew their lease at the property,” said Newmark (NMRK)’s Cooper Weisman, who brokered the deal for the tenant alongside Scott Gutnick. “The firm has a long-term commitment to NYC, and they’re looking forward to their continued partnership with ownership, while upgrading and modernizing its work environment for their employees.” 

With Alpine’s renewal comes an opportunity for a modern upgrade, as 140 Broadway is undergoing a capital improvement program. Located in Downtown Manhattan, the building is best known for its trademark red cube designed by Isamu Noguchi. 

Cushman & Wakefield (CWK)’s Robert Constable and Edward Mombello handled the deal for the landlord. They did not immediately respond to requests for comment.
