Film Production Company Cabin Editing Takes 8K SF at 446 Broadway

The new, SoHo boutique office lease — the West Coast firm's first New York office — was completed at near $120 per square foot.

Santa Monica-based Cabin Editing Company is opening its first New York office in SoHo.

The post-production video editing firm signed a 7,463-square-foot lease for the top floor of the five-story L’Atelier, a boutique office property owned and redeveloped by KPG Funds, located at 446 Broadway.

Sources told Commercial Observer that pricing for the 10-year deal was near the asking rent of $120 per square foot.

“Cabin has had a lot of momentum in recent years and we knew that it was finally time to open a permanent location in New York,” Carr Schilling, managing partner at Cabin Editing, said in a statement. “KPG was instrumental in understanding our brand, our needs, and our vision for the future, and they helped us find the perfect home that complements our boutique approach, with all the cutting-edge infrastructure that we required.”

Cabin Editing’s music talent clients include Beyoncé, Drake, A$AP Rocky, Kendrick Lamar and Vince Staples. Its brand clients include Google, Apple, Samsung, BMW, Volvo, Hyundai, Coca-Cola, Pepsi, Nike, Adidas and Louis Vuitton.

“The company’s progressive content is synonymous with curation and self-expression, and Cabin elevates editing to a whole new experience — our vision exactly for L ‘Atelier 446 Broadway,” said Greg Kraut, KPG’s co-founder and CEO.

KPG Funds recently gut-renovated the property to create pre-built suites, designed by architectural firm 11FiftyNine, that are more akin to boutique hotels and luxury condominiums. The renovations also relocated the elevator shaft and added new systems including fast elevators, high-speed internet, and HVAC with an air purification system.

“The whole building was set to be completely touchless even prior to COVID,” said Newmark (NMRK)‘s David Malawer, who represented landlord KPG. “The state-of-the-art security is controlled through your own cell phone.”
