MSD Partners, Mamoura Holdings Ink Leases at SL Green’s One Vanderbilt

Investment adviser MSD Partners and Mamoura Holdings — a company owned by United Arab Emirates-based sovereign investor Mubadala Investment Company — agreed to lease more than 64,000 square feet of space in SL Green (SLG) Realty Corp.’s skyscraper One Vanderbilt

MSD Partners — the investment firm tied to Michael Dell’s family — signed a 15-year lease for 35,567 square feet on the entire 26th floor of the 77-story Midtown East tower, Bloomberg first reported. Mamoura Holdings will occupy 28,448 square feet of space, covering the entire 51st floor in a 10-year lease. Asking rent in One Vanderbilt range from $150 to $200 per square foot.

The deals follow a seven-year lease for 17,280 square feet of the $3 billion tower by fast-expanding financial services company Nearwater Capital, Commercial Observer reported.

SL Green’s recent leasing activity brings the $3 billion One Vanderbilt to 79 percent leased, while many office buildings have struggled to keep tenants during the pandemic. SL Green has six other deals in the pipeline, which would bring the skyscraper to nearly 90 percent leased, Bloomberg reported.

“We have now signed 11 new leases at One Vanderbilt since the beginning of the pandemic and anticipate leasing velocity to remain strong as New York City’s revitalization continues, employees return to the office and tenants continue to seek new or highly improved office space to meet their future needs,” Steven Durels, executive vice president and director of leasing and real property at SL Green, said in a statement. 

The 1,401-foot-tall One Vanderbilt will soon see a new 11,000-square-foot restaurant on its second floor, Le Pavillion from chef Daniel Boulud which will open on May 19. The property’s observation deck will also open this fall, featuring views from the highest vantage point in Midtown Manhattan.

The 1.7 million-square-foot skyscraper is host to tenants including SL Green; banking and investment firm TD Securities; and private equity firms The Carlyle Group, KPS Capital Partners, Oak Hill Advisors and InTandem Capital

Scott Panzer of JLL represented MSD Partners. Justin Aronson of CBRE represented Mamoura Holdings. Robert Alexander, Ryan Alexander, Emily Jones and Alex D’Amario of CBRE handled both deals for SL Green. Aronson declined to comment. Panzer and the CBRE brokers did not respond to requests for comment.
