Hungry Ghost Coffee to Open Second Full Manhattan Store at 315 Bleecker Street

Hungry Ghost Coffee has an appetite for expansion. The New York coffee chain is opening its second full-size Manhattan store at 315 Bleecker Street in the West Village this spring. 

Hungry Ghost inked the long-term lease with 50 Grove Street Associates, a partnership of real estate investors. Asking rent was between $220 and $225 per square foot.

The 650-square-foot space, plus an approximately 500-square-foot basement, will become Hungry Ghost’s 16th location. The chain, founded in 2012, has smaller outposts throughout Brooklyn, on the New York University Tisch School of the Arts campus, and near the High Line. It opened its first full-size store on Manhattan in Tribeca in 2018. 

The property, on the corner of Grove and Bleecker streets, was previously home to French skin care shop Caudalie, according to images of the property.

Daniel D. DePasquale, a director at Katz & Associates, represented Hungry Ghost in the deal, while Caleb Petersen of Newmark (NMRK) represented the landlord. Petersen could not be reached for comment as of press time.

“The most exciting part was to find an on-brand corner location in a very strong residential market in New York City for [chain owner Murat Uyaroglu],” DePasquale told Commercial Observer. “We wanted to plant a flag in Manhattan.”

DePasquale said the West Village was ideal for a new Hungry Ghost location, as the chain emphasized community and customer service. He was optimistic about post-pandemic tourism returning to Bleecker Street and checking out Hungry Ghost’s new location.

“Bleecker Street specifically has always been a tourist destination, so we want to take advantage of tourism when it opens again,” DePasquale said. “The West Village has always been a very popular residential neighborhood with tremendous history.”

Update: This story has been updated to indicate that the Hungry Ghosts location on Bleecker Street will be the second full-size store to open on Manhattan. It’s first full-size store opened at 165 Church Street in Tribeca in 2018.
