Fitness Factory Opens First NYC Location at RXR’s New Brooklyn Resi Development [Updated]

New Jersey-based Fitness Factory Health Club has sealed its space to open its first location in New York City as the very first tenant at RXR Realty’s new luxury residential development 475 Clermont in Fort Greene, Brooklyn, Commercial Observer has learned. 

The fitness concept, which will be adding to a roster of five locations already established in New Jersey, has inked a 10-year lease for 18,000 square feet across the development’s ground floor, sources told CO, adding that it will likely open in “mid-2020.”

A Ripco Real Estate team of Jason Pennington, Andrew Clemens, Benjamin Weiner and Jessica Hedrington arranged the lease agreement on behalf of RXR. Steven Lorenzo, Mitchell Salmon and Christopher Ventura of Lee & Associates NYC represented the tenant in the deal. The asking rents for the fresh space were in the $80 to $90 per square foot range, sources said. There is still 17,000 square feet open for lease at the location.

The Fitness Factory at 475 Clermont will have the prototypical collection of weight and circuit training gear and it will offer spa amenities, personal training and classes.

“Fitness Factory represents a major piece to our puzzle at 475 Clermont and is the ideal anchor tenant as we officially kick off our leasing program at the property,” Pennington said in prepared remarks. “As Fort Greene and Clinton Hill further evolve into seven-day neighborhoods, we are in search of best-in-class retail tenants that will complement one another and best serve the diverse group of people living in and around these communities.”

The 12-story, 363-unit property — designed by Aufgang Architects and located at 475 Clermont Avenue in Brooklyn — had a grand opening in November. Along with an interior fitness center and yoga studio, the development sports a 24-hour attended lobby and library, a landscaped courtyard that includes a fire pit and a 90-foot custom mural by artist Mona Caron as well as an outdoor children’s play area and fitness deck, an outdoor rooftop lounge with a movie screen, a business center, an indoor children’s play area and a pet spa. There’s also private storage for residents as well as bicycle storage and on-site parking.

The property has studio and one- and two-bedroom residences, with monthly rents ranging from around $2,800 to approximately $6,400, according to information from Zillow.
