Exeter Snags Tenant for 26K SF at Maryland Warehouse

Exeter Property Group has signed a sheet metal contractor to take 25,762 square feet at 301 Prince Georges Boulevard, a Class B warehouse in Upper Marlboro, Md., Commercial Observer has learned.

Transwestern Commercial Services represented the tenant, KG Sheet Metal Services,  in the deal, while landlord Exeter was represented in-house. Transwestern declined to provide the length of the lease or the asking rents.

KG Sheet Metal is currently headquartered at nearby 401 Prince Georges Boulevard, in a roughly 15,000-square-foot space,but had outgrown its space and needed a change, Jason Sullivan, Transwestern’s vice president of industrial services, told CO. The proximity will make it a much easier relocation process, Sullivan added. 

Originally built in 1989, the one-story warehouse at 301 Prince Georges is in the rear of the single-building property, which totals 97,900 square feet across about seven acres.  

“This fit the tenant well because it has a little more office space than a typical warehouse has, with about 7,000 square feet of office space, which is a high ratio,” Sullivan said. “They were able to get a good rental rate since the landlord didn’t have to do much tenant improvement work. They could pretty much take it as is.” 

Located inside Collington Industrial Park, the property benefits from being close to the Capital Beltway and offers access to Washington, D.C. by way of Routes 50, 214 and 4. It’s also around the midpoint of Baltimore and Northern Virginia.

KG Sheet Metal Services will move into its new space in early 2020. Mechanical contractors JCM Associates also has space in the building.
