Interactive Content Company Ceros Expands in Chelsea

Ceros, an experiential content creation company that helps users develop animated content online, is doubling its offices at 40 West 25th Street in Chelsea. 

The firm has signed a seven-year, 11,000-square-foot sublease for the entire fifth floor of the building, bringing its total footprint in the 12-story property to 22,000 square feet, according to a press release from Lee & Associates NYC. It already occupies the entire 12th floor of the building, located between Broadway and Sixth Avenue, with an 11,000-square-foot lease running through 2027. Asking rent in the sublease deal was $69 a square foot. Ceros plans to move into their new space next week.

Lee & Associates NYC’s Dennis Someck and Justin Myers represented Ceros. CBRE (CBRE)’s Dan Wilpon and Sinclair Li represented the sublandlord, Wasserman Media Group, in the transaction. A CBRE spokeswoman declined to comment.

“As an incredibly fast-growing technology company, Ceros needed more space,” Someck said in prepared remarks. “The team really enjoys being located in the booming NoMad area, so the ability to expand within the same building was hugely beneficial in this deal.”

Other tenants in the 136,000-square-foot building include Marie Robinson Salon, software company Looker Data Sciences and interactive digital content creator Arkadium. Grocery delivery service HelloFresh, which moved to the property in 2016, is about to vacate the sixth and seventh floors to relocate to 51,000 square feet at 28 Liberty Street
